FT MORGAN PLANNING & ZONING ADVISORY COMMITTEE

The Planning and Zoning Advisory Committee was established in 2015 by act of the Alabama State Legislature.  Its purpose shall be to make recommendations to the Baldwin County Planning and Zoning Board of Adjustments concerning any proposed changes to zoning ordinances or regulations or the master plan, or variances thereto, related to the Fort Morgan Zoning District 25.

The Fort Morgan Planning and Zoning Advisory Committee will post here all re-zoning and variance request notices received from the county planning and zoning department.   In most cases, these notices are received about 10 days before the county planning and zoning commission meeting. Notice of the request is also posted on the property involved and the county mails specific advisories to adjacent landowners.

                                              HOW YOU SHOULD PARTICIPATE IN THE PLANNING AND ZONING PROCESS

When a request for re-zoning or variance is received from the Baldwin County Planning and Zoning Department, the application packet is posted here and will be considered by our advisory committee at a date and location to be determined.  As sign space is available, a P&Z notice will also be posted on the VFD sign at Fire Station #1. The County will also post a sign on the property with the number of the case file.   

 

If members are interested in a particular case, they can review the application package that is posted below by clicking on the link.

Those with strong feelings for or against a particular zoning case should attend the Ft Morgan Advisory Committee meeting and the county meeting and register to speak. Following discussions,  committee members vote on a recommendation.  A record of that vote is then sent to the county for consideration by the appropriate county board (Planning and Zoning Commission or Board of Adjustment).  The request then goes before the Baldwin County Commission, where there is another opportunity for the public to voice its opinion.

 

In our effort to control development, we need people who are willing to go to these meetings and before the meeting starts register to speak.  This means that you may have to be in Bay Minette before 8:00 AM.  Schedule of County Commission meetings can be found on the county website www.baldwincountyal.gov.  

The Ft Morgan Planning and Zoning Advisory Committee met at the Shell Banks Church at 10 am Monday Dec 2, 2019 to consider case AD-19003 (Breezy Shores LLC) - an appeal of an administrative decision of the Zoning Administrator as it pertains to maximum height in habitable stories for a proposed two-family dwelling. The Committee voted to uphold the "stop work" order.

 

The Baldwin County Board of Adjustment met in the Foley Satellite Courthouse meeting room at 3:30 pm Thrusday December 12, 2019 and voted to uphold the order of county and deny the applicant's appeal.

The Ft Morgan Planning and Zoning Advisory Committee met in the fellowship hall of the Shell Banks Church at 10am Monday Dec 30th to consider case V-200002, a variance request to build a three story habitable residence at 2360 Ponce de Leon Court. The Committee voted to deny the variance request and recommended that the County do the same. On Jan 9,2020  the County Board of Adjustment met - they voted to uphold our construction limit to two habitable stories and denied the applicant's variance request.
